The general contractor will generally receive the home designs and log and timber package and then complete the home. This can include:
- Having (or applying for) certification as a general contractor in the area where the home will be built (if needed).
- Constructing a complete project budget along with construction contract so that the homeowner can get financing. Specifications on how the house will be finished
(i.e. geothermal heating, how to finish the logs, what doors to use, etc.) are generally needed, to some degree, at this step.
- Developing a site plan if not prepared by the source of the home plans.
- Using the home designs and site plan to apply for and get approvals on permits and at times from architectural
review boards (or equivalents).
- Identifying and hiring (and firing) the subcontractors needed to build the home.
- Creating and communicating the project plan with the homeowner and all affected parties.
- Handling all change orders, invoicing, and all administrative tasks related to the project.
- Coaching, leading and teaching the subcontractors about crafting a one-of-a-kind natural home.
- Responding to questions from the homeowner, the financial institutions, the area inspectors and any
other affected parties.
- Scheduling and achieving inspections with the ultimate goal of an occupancy permit.

- Resolving disputes between parties (yes this can and likely will
happen).
- Buying doughnuts or cooking steaks for the crews, when the homeowner cannot.
- Relieving (within reason) the burdens of the project from all parties through excellent communication,
project management, leadership, creativity, experience and knowledge.
- Building an excellent, world-class one-of-a-kind refuge.
-
Having and installing good sound
environmental practices throughout the job for all contractors.
In some cases, at the request of the homeowner, deliver a LEED
certification (silver, gold or platnium).
